GET THE PRICE RIGHT
Something is only worth what someone else will pay for it, so if two or three real estate agents are quoting similar figures which are lower than you hoped for it would be madness to ignore then and push for much more. It is definitely frustrating if you lose out on any costly improvements made, but they know the market (Of course it is also wise to snoop around online and checkout what similar properties are going for, but be sure you are comparing like with like.)
NEUTRALIZE THE HOME – USE BEFORE LISTING
These days more and more house hunters are viewing properties online, looking to create a shortlist for in-person visits. If you have photographs taken when your place is not looking at its best you may lose out on who knows how many potential buyers. Neutralizing means fixing obvious damage to anything, repainting in neutral shades if it has been anything else, de-cluttering rooms and removing anything which may offend. (Think provocative art, photographs, books and so on. These may be adult themed, or on any one of a hundred topics which generally cause arguments.)
CLEAN, CLEAN AND CLEAN AGAIN
Think spring clean, this means paintwork both inside and out, the doors of your kitchen cabinets, the windows, that part behind the toilet that nobody ever sees because you can guarantee that somehow someone viewing will manage to – pay professionals to do this if you need to.
STORE PERSONAL ITEMS
This means packing away family photographs, non-neutral artwork, ornaments and trinkets (de-cluttering is key). You’ll have a much easier time selling a house when the person viewing can imagine themselves there. Visual reminders of someone else’s memories impede this.
PRACTICE SOME BASIC PSYCHOLOGY
You are probably familiar with the old bake bread/make coffee preparations, but although both are still okay they are still clichés. Instead have lightly scented fresh flowers around.
